Flood Risk Advice for Commercial Property

One in six UK properties is estimated to be at elevated risk of flooding, yet very few property owners understand their exposure. Climate change will continue to increase the extent and frequency of flooding and it is vital that decisions about land and property consider the risk from all sources, particularly over longer-term investment time horizons.

I have reviewed numerous portfolios for major investor and retail clients and can help property managers understand where flooding issues are critical and prioritise those that should be addressed.

The best way to manage exposure to flooding is to avoid it entirely but this may not always be possible and public flood maps can sometimes be misleading or difficult to understand. Drawing on experience undertaking and managing the development of flood models across the UK, and using these models to inform flood risk management activities, I provide rapid and illustrative advice to support transactions on land and property. I can adapt my approach to meet your timescales, drawing on my experience contributing to the due diligence process for purchasers, sellers, occupiers and funders and integrating my advice with other technical due diligence specialists.

Having reviewed flood risk at over 800 properties across the UK for commercial real estate clients, I understand what is important during a transaction. As an independent consultant, I am not incentivised to ‘cross-sell’ other services, so if flood risk concerns render a transaction or development proposal unviable, I do not shy away from advising this.
